Close enough to be useful.

We keep the service area fairly tight on purpose. If we are going to make regular visits and be the people you call when something comes up, the distance between us and the house matters.

South Shore is our working area. We would rather be realistic about where we can provide useful service than put “all of Lake Tahoe” on a map because it sounds bigger.

WHY DISTANCE MATTERS HERE

A few miles in Tahoe do not always mean the same thing.

On an ordinary day, a property can be easy to reach. During a winter storm, a holiday weekend, road work, chain controls, or a closure, the same drive can be very different.

That matters because home watch is not only about getting to a house on the scheduled day. It is also about whether it is realistic for us to return when you ask for an extra visit or something needs follow-up.

We do not promise impossible response times or treat unsafe roads as a customer-service problem. We tell you what conditions allow and get there when it is safe and practical to do so.

WHAT “CLOSE ENOUGH” MEANS

A property should fit the route and the relationship.

For a home to be a good fit, we look at more than the mailing address. Visit frequency, winter access, the type of support you expect, and how often you may need us outside the normal schedule all matter.

A house near the edge of the area may work very well if the service is straightforward. Another property at the same distance may not be a good fit if access is regularly difficult or the owner needs a level of response we cannot realistically provide from South Shore.

KIRKWOOD

Considered individually.

Kirkwood sits farther outside our normal South Shore route, and winter access can be considerably different from a home in Meyers or South Lake Tahoe.

We consider Kirkwood homes individually based on the exact location, access, visit frequency, and the level of service involved. We would rather have that conversation honestly than promise the same response everywhere.

NEAR THE EDGE?

Call us anyway. We would rather look at the actual fit than draw an arbitrary line on a map.

If the property is near the edge of the area, tell us where it is and what you need. We can usually tell fairly quickly whether it makes sense.

We would rather serve fewer homes well than cover the entire Tahoe basin.
