You should know what happens after you hand us the keys.

The process is simple on purpose. We learn the home, agree on how you want things handled, make regular visits while you’re away, and keep you informed.

THE BASIC IDEA

We learn the house before we start watching it.

That way, a visit is not just a stranger walking through with a checklist. We know what is normal for your home, which vendors you already use, and how you want us to reach you when something comes up.

Start with a conversation.

Tell us about the property, how often you are away, what you want checked, and what usually becomes difficult when you are not here.

We will tell you what we do, what we do not do, and whether the fit makes sense. If you’d prefer to have a confidentiality agreement — an NDA — in place before sharing an address or other sensitive property details, we’re happy to do that first.

Walk the home together.

We go through the accessible areas of the property with you. We learn the normal settings, seasonal routines, shutoffs and systems you want us aware of, and the people who already work on the home.

This is also where you tell us what matters to you. Every homeowner has a slightly different list.

Build the property record.

We keep a running record of the property: normal settings, seasonal routines, vendors, baseline photos, visit history, and completed work.

Sensitive access information is kept separately. Alarm codes, gate codes and other security details do not belong in the same client-facing record as reports and photos.

Set up access.

We agree on how we will enter the property and who is authorized to do so. Access is limited to the two of us, and visits are logged.

If the home has a smart lock, a separate service code you can revoke is usually preferable to sharing your personal code. We do not create hidden spare-key arrangements.

Visit and report.

While you’re away, we make regular visits at the frequency we’ve agreed on, take photos, and send you a clear report.

We are looking for what has changed since we were last there — a leak, storm damage, a door or window that is not as it should be, signs of wildlife activity, or simply something that looks out of place.

Bears are part of life in Tahoe, and from time to time they do get into homes. We keep an eye out for signs of bear or other wildlife activity just as we do for weather, water, access, and the other things that can change while a house is empty.

If everything looks normal, we say so. If something needs your attention, that comes first.

Something comes up.

Maybe the power went out. Maybe a storm came through. Maybe the cleaners were there and you want us to confirm the house is ready, a leak has become visible, or a vendor needs access.

We tell you what we can actually see, with photos and a plain description. We do not turn an observation into a diagnosis we are not qualified to make.

You decide. We handle the next step.

Unless we are acting under an emergency plan you already approved, it is your call what happens next.

Sometimes the answer is simple enough for us to take care of ourselves — a dump run, moving something, meeting a delivery, clearing ordinary yard debris, or another straightforward job around the property.

When the situation calls for a qualified trade or specialist, we help coordinate the right provider, arrange authorized access, and keep you informed. The vendor bills you directly; we do not hold or pass through repair funds.

Keep the record current.

When work or a requested task is completed, we can photograph the result and add the history to the property record. That way, six months from now you are not digging through old texts trying to remember what happened.

We will tell you what is possible.

When a storm or freeze is coming, we work from the plan we set with you. If roads close or conditions make a visit unsafe, we will not pretend otherwise. We tell you what is happening and get there when it is safe to do so.

WHEN THE RELATIONSHIP ENDS

Keys come back. Codes get changed. Your records stay yours.

If we ever stop working together, physical keys are returned and we ask you to revoke or replace any access codes you provided. We can also provide the client-facing property records we maintained for you.
